In times of rapid digitalization and automation, the technologies for operating equipment and processes often overtake the requirements that were placed on the building at the start of the project. The interfaces between technology and the building continue to change until late in the construction phase. Requirements for operation, maintenance, and servicing can only be specified at a very late stage, meaning that they are often only taken into account incompletely or not at all in planning and contracts. <\/p>\n\n<\/div>\n<\/div>\n<\/div>\n\n

The usual dilemma: the equipment has not yet been specified, it is not even clear exactly which technologies will be used and how everything will interact. Construction, on the other hand, wants to make progress and asks about the type, position, and dimensioning of the media connections, and the requirements for statics and surfaces. FM asks about the requirements for the BMS and maintenance. What needs to be done? <\/p>\n\n\n\n

You could wait to build now until the technology has been decided and then quietly erect the building while technological progress rushes past you in the fast lane. You could also build somehow, rebuild later and leave the operating costs to themselves. Neither requires any rethinking. Cost increases, postponements, collisions between the operating equipment and the building, changes in late project phases, complications in the commissioning and handover phase and uncontrolled operating costs are all part of the usual project concept. <\/p>\n\n\n\n

However, if you want to ensure that, despite the integration of cutting-edge technology during the planning and construction phase, all requirements are met within the specified cost and time frame at the start of production, and that the buildings and systems can be handed over to facility management and operated sustainably, then it is advisable to get the entire team in tune with this task at an early stage and pull together.<\/p>\n\n\n\n
